We are currently recruiting for an experienced and skilled maintenance professional to maintain, service and repair to energy savings products installed through KCHA's Energy Performance Contracts (EPC).  This position is based at the central office and will be working throughout the Housing Management portfolio with properties all over King County.

KCHA has a reputation for excellence in affordable housing and this individual will ensure that the portfolio of energy saving products are kept in great condition through regular preventative maintenance.  Another important aspect of this role is the need for excellent customer service in working with a richly diverse group of tenants. This position requires the individual to work independently and to be flexible as to what they will be doing on a day to day basis.

The individual selected for this role will be relied on for broad knowledge and experience in the field of maintenance.  Additional training may be required and will be provided as necessary.  The housing portfolio will require regular maintenance to include the upkeep, cleaning, repair and replacement of ductless heat pumps, energy recovery ventilators, low flow toilets and aerators, LED lighting to maintain the performance requirements of the EPC. Work will be in an around residential units in our communities.
The Site-Based Maintenance Mechanic will manage the regular service program for EPC units to include set up of maintenance schedules, determine routine maintenance performed by site staff (e.g. clean DHP filters), maintain maintenance records, perform diagnostic and repair of equipment and address warranty issues with manufacturers.   Basic maintenance skills may be necessary for repairs on and around equipment including painting, carpentry, minor plumbing and electrical work.  This individual may need to respond to over-time emergency calls and is an essential employee.  This position is represented by the Seattle King County Building Trades Council. Qualifications and Competencies Required Qualifications:

  • High School diploma or GED.
  • Two years of experience in the maintenance of residential buildings, or an equivalent combination of education and experience that provides the necessary competencies.

Required Knowledge, Skills and Abilities:
Work requires knowledge of:

  • Building methods, materials, tools and equipment.
  • Knowledge and understanding of residential heating/cooling, ventilation, plumbing and lighting.
  • Interior and exterior painting, carpentry, plumbing, electrical or mechanical trades.
  • Building systems (HVAC, Boilers, Sprinklers, etc.).

Work requires the ability to:

  • Troubleshoot mechanical, electrical, appliances, plumbing problems and determine most cost effective method for repair.
  • Be a self-starter and work independently or in a group.
  • Maintain and service assigned equipment, including generators, DHPs, ERVs, and HVAC systems.
  • Be knowledgeable regarding the permitting and inspection process for large projects.
  • Be able to plan and work on small projects.
  • Work in tight, confined areas or on roofs.
  • Read and interpret diagrams, schematics, blueprints, drawings specifications and manuals.
  • Maintain effective customer relations with tenants and their family members.

  • Consent to and pass a driver's and criminal records background check.
  • Must possess a valid driver's license in order to travel regularly between work sites.
